01 / HOW YOUR INVESTMENT WORKS

One business.
Your agreed rate.

Invest with Yooper Properties as a business. We acquire, improve and operate local rental housing in Dickinson County, Michigan.

  1. 01

    Invest with the business.

Your investment is with Yooper Properties. It does not automatically give you ownership of an individual building or a percentage of that building’s profits.

  2. 02

    Put capital into real work.

The business uses capital to acquire, improve and operate properties: finding opportunities, restoring rental homes and managing them day to day.

  3. 03

    Understand your agreed rate.

Your return follows your agreed investment terms. A property’s cash-on-cash return does not automatically change your fixed investor rate.

Even if an individual property produces a 30%+ cash-on-cash return, you receive the rate agreed in your investment terms. Stronger property performance does not automatically increase that rate.

A fixed rate describes the agreed structure. This is not a bank CD or an FDIC-insured deposit, and interest payments and principal repayment are not guaranteed.

We welcome investment conversations. No offerings are currently open for acceptance through this website. An inquiry starts a conversation, without transferring money or completing an investment.

THE WORK BEHIND THE PROPERTY FIGURES

Neglected buildings.
Useful rental homes.

The starting point was often substantial neglect. The work went well beyond a coat of paint. Each building had its own needs; these are examples from our portfolio experience.

  1. 01

    What we acquired

Buildings with severe neglect and substantial deferred maintenance. Across the portfolio, our experience has included pest problems, broken components, aging electrical systems and fire-related damage.

  2. 02

    What we improved

Major cleanouts involving thousands of pounds of waste, building repairs and work to address maintenance and safety problems. We restore units to usable rental housing and improve the spaces residents call home.

  3. 03

    How we operate today

Hands-on maintenance, resident communication and consistent lease management, including resolving nonpayment situations. Ongoing management supports better resident experiences and more stable rental income.

Condition · Income · Costs · Financing

The discipline starts before the purchase.

We evaluate the property, realistic rental income, vacancy, repair scope, operating costs, and financing. A building becomes an opportunity only when the whole plan makes sense.

My education strengthens how I run the business: a bachelor’s in Management with a Marketing concentration, an MBA with a Business Analytics concentration, and current doctoral studies focused on Business Intelligence. Financial assumptions

Choose your own assumption. These rates are not a quote, promised return or proof of past performance.

This model pays simple interest at each term end, then reinvests principal plus interest into a new equal-length term. The five planned options use 12-month terms and pay interest at maturity. Other term lengths are hypothetical comparisons.

Select a planned investment level to update the calculator. Each uses a 12-month term with interest scheduled at maturity.

Planning examples, not currently available offers. Final availability, eligibility, and terms come from approved offering documents.

Both paths assume full principal repayment, all interest paid on time, the same rate for every new term, no gaps, no additional deposits and no withdrawals. The cash path retains distributions without earning additional interest elsewhere. Calculations exclude fees, taxes and inflation. Numbers are rounded for display; actual contract day counts and rounding can differ.

Reinvestment requires a new available offering, eligibility review and a separate agreement. Neither renewal nor the same future rate is assured. This illustration does not model missed payments or losses: actual results may be lower, and principal may be lost. Investors have no direct property lien. Illustrated value is not an available withdrawal balance.

04 / PRACTICAL INVESTOR QUESTIONS

Clear terms.
Informed decisions.

Understand payment timing, repayment, access and reporting before committing capital.

No offerings are currently open for acceptance through this website. You can submit a nonbinding inquiry to discuss your interest and current availability.

Does sending the form complete an investment?

No. It starts a direct conversation with our team. There is no payment, automatic investment, reserved allocation or obligation to proceed.

When are interest payments scheduled?

The written payment schedule in an approved offering and your final agreement will set the timing. Calculator scenarios are planning illustrations, not a payment schedule or a promise of payment.

When is my principal repaid?

Maturity and principal repayment conditions must be confirmed in the approved terms before you commit. Principal repayment is not guaranteed, and an illustrated calculator balance is not an available withdrawal balance.

Can I access my investment early?

Do not assume on-demand access. Any early repayment right, restriction or cost must be confirmed in the approved terms. Ask about access to your principal before committing.

What information will I receive?

Verified investors can use the existing portal for published documents and statements, recorded activity, completed payments and maturity information. Discuss the reporting schedule with our team; accrued interest and pending activity are distinct from settled cash.

What risks should I consider?

Business and property investments can be illiquid and involve possible loss of principal. Vacancy, repairs, operating costs and financing can affect the business. A stated rate does not guarantee payment. Review the complete issuer, fee, risk and repayment disclosures.
