Yooper Properties puts capital to work acquiring, restoring and operating rental homes in Iron Mountain, Kingsford and the surrounding Dickinson County community.

Our investment model is built around a fixed contractual rate for an agreed term. Clients invest in the business; they do not automatically own a building or receive a share of its profits. Property ownership by the business does not itself give investors collateral rights.

Fixed rate does not mean risk-free. Interest payments and principal repayment depend on the issuer’s ability to meet its obligations and are not guaranteed.

Review Partnership Terms

Earn compensation for eligible participation under a written partner agreement. We agree on your firm’s commission or fee schedule before any compensated introductions, so you can evaluate the economics alongside the opportunity.

  • Defined upfront: the amount or formula, who pays, payment timing, renewal treatment and any repayment conditions.
  • Appropriate to your role: transaction-based compensation only where legally permitted, with required registrations and firm approvals.
  • Transparent to clients: required fee and conflict disclosures, including any effect on investment proceeds or client returns.

Rates are negotiated with each eligible firm. Payment requires an executed agreement, applicable registration and compliance approval.

Do I keep my client?

The partnership is designed to keep you as the primary financial professional. Yooper Properties focuses on the investment and property operations. Client contact boundaries and any non-solicitation commitments must be agreed in writing; clients retain their freedom to choose their providers.

Can I white label the investment?

We offer a firm-branded presentation model: educational materials can carry your firm’s branding, with your firm reviewing and approving them before use. The legal issuer, Yooper Properties’ role, investment risks and any compensation remain disclosed. Branding and servicing responsibilities are documented in the partner agreement.

Is the return tied to a building’s performance?

The investment model uses an agreed fixed rate under the investment documents, rather than a share of an individual property’s profits. Stronger property performance does not automatically increase the client’s rate. A fixed contractual rate does not eliminate default risk or guarantee payment.

How does this compare with a bank or credit union?

This is a private business investment, not a savings account or certificate of deposit. Compare the specific rate, term, fees, liquidity and risk against current alternatives. Investments are not FDIC- or NCUA-insured, and principal and interest may be lost. Evaluate the full investment terms alongside the client’s objectives and ability to accept risk.

Who can receive a commission?

Compensation depends on the activities performed, the offering structure, applicable registration requirements and your firm’s approval. Investment adviser registration alone does not establish eligibility to receive securities sales commissions. The partner agreement establishes eligibility, the commission or fee schedule and when compensation is earned.

Can my clients invest today?
