Referral Program

Program terms, in plain language.

These terms explain how referral approval, attribution, qualification, and payment work. The goal is a simple introduction process with clear boundaries.

Approval and participation

Referral participation is by approval. Yooper Properties may approve, decline, suspend, or deactivate a referral partner based on program fit, compliance, abuse concerns, or operational needs.

Approval does not create employment, agency, brokerage, joint-venture, franchise, or contractor status. A referral partner has no authority to bind Yooper Properties or make commitments on its behalf.

Attribution and duplicate referrals

A referral should be submitted through the partner's assigned link before Yooper Properties is already actively working with the same person or property. If the same lead is submitted more than once, Yooper Properties determines attribution using its records, timing, contact information, property information, and prior relationship history.

As a general rule, the first valid referral that reaches the system controls attribution. Duplicate submissions do not create multiple rewards. Existing leads, existing applicants, existing acquisition opportunities, and people already in an active Yooper Properties conversation may be excluded.

Self-referrals are not eligible. A partner may not refer themselves, use another person's code for their own transaction, or create duplicate identities to qualify.

Renter referrals

Renter referrals are tracked through the leasing process. A referral is not qualified merely because a name or contact is submitted.

For an eligible existing Yooper Properties tenant, the current qualifying renter referral reward is $150. Qualification requires the referred renter to enter a qualifying lease with Yooper Properties and complete move-in. The referring tenant must be eligible under the active program when the qualifying event occurs.

Yooper Properties makes the final determination on qualification, duplicate status, lease linkage, move-in completion, and payment approval.

Property-owner introductions

Property-owner referrals are introductions to owners who may want a private conversation about selling property. The partner's role is limited to the introduction.

The partner may not negotiate price or terms, quote or communicate an offer as Yooper Properties, advise either party as Yooper Properties, represent a buyer or seller, or act as an intermediary in the transaction unless separately authorized and legally permitted to do so.

Seller referral cash compensation is not currently promised by the public program. Seller introductions may be tracked, but no seller referral payment is earned unless Yooper Properties expressly activates an applicable compensation rule and the referral satisfies all legal and program requirements.

Payment review and records

Any reward is subject to internal verification before approval. Yooper Properties may require reasonable documentation confirming identity, referral attribution, the qualifying event, and the intended payee.

Where required for payment or tax reporting, Yooper Properties may request Form W-9 or other tax documentation before releasing funds. The recipient is responsible for their own tax obligations. Yooper Properties may issue information returns when required by law.

A reward is not considered paid until Yooper Properties records the payment as completed. Payment method and timing may vary by program and administrative requirements.

Contact information and privacy

Only submit contact information when you have a reasonable basis to share it for the referral. Do not submit sensitive identity, financial, medical, account, or tenant information through the referral form.

Yooper Properties decides whether and how to contact a referred person. A referral does not guarantee contact, rental approval, an offer, a transaction, or any other outcome.

Fraud, misuse, and program changes

Yooper Properties may deny or void eligibility for false information, manufactured referrals, duplicate identities, collusion, harassment, unauthorized solicitation, misrepresentation, or other abuse of the program.

The program, reward amounts, eligibility requirements, and these terms may be changed, paused, or ended. Changes generally apply prospectively, subject to any rights already confirmed in writing and applicable law.

Participation must comply with applicable federal, state, and local law. If a particular payment or activity is not legally permitted, the program terms do not authorize it.
